Go to www.homesdatabase.com/markswiss

Click on the "Home Prospector" link under Property Tools.

When entering Home Prospector for the first time, click on the blue
"Register" button on the right side under "First Time
User". You must register to be eligible to use the service. The
information you enter during the registration is not accessible by
anyone but me and it will NOT go any further. Since the successful
use of this feature requires us to be a team, I have probably already
received all the information required for registration .

Set-up your Prospector. Enter your contact information.
Include a password that you will remember. (If you ever forget it,
I can access it for you. I suggest something simple like maybe the
last name of your favorite REALTOR®.) When
you have all the required information entered on the form, click on
the blue "Activate" button at the bottom of the form. The
activation process will send out an immediate verification e-mail
to the address you specified.

Open your e-mail program (or click the "receive"
button) to download any e-mail from the server. Open the message from
me at markswiss@mris.com and click on the blue text
that begins with http://www.homedatabase.com/markswiss/pw_validate.
. . to complete the validation process. This validation process IS
REQUIRED in order to receive emails from the Home Prospector
service. IT CONFIRMS THAT THE PERSON RECEIVING THE EMAIL ACTUALLY
REQUESTED IT. This will take you back to the Homes Prospector
as a registered user so you can enter your search criteria.

Click on Search. Enter your search criteria
using the procedure defined at the top of this page. The idea is to
select a State, then select a County, then select one or more zip
codes (listed in sequence by City/Town name not postal code). Enter
search criteria such as price, bedrooms, bathrooms, garage, etc. To
select multiple items from a list (such a zip codes) hold down the
"Ctrl" key while clicking on the items you want to select
for the search.

When all your information has been entered, click on Search
or Search and Save. Search
will produce a one-time search where Search and Save
will assign an automated home prospector to notify you when any home
meeting your specifications comes onto the market or receive a change
such as a price reduction.
I
have configured my Home Prospector to include the property
address when you click on a specific property (to view
its detail information). I am told that sometimes the address is missing.
If this should happen to you, note the MLS number (for example, in
Baltimore Country it will begin with BC followed by about seven numeric
characters). Call or email me with the MLS#, I will research the listing
and get the address(s) for you PRONTO.
The
most efficient method, (and the method most preferred by buyers)
is:

Buyer(s) receive the e-mail listing information, (which
includes the property address),

If
the buyer(s) have an interest based on the listing information,
continue to the next step. If not, check your e-mail again later
in the day.

Buyer(s) do a drive by the property to check the external features/conditions
of the property from the street.

Buyer(s)
drive through the neighborhood to check overall appearance/condition,
proximity to shopping, schools, parks, transportation, etc.

If
there is an interest to learn more about the property, contact
me via direct phone and I will schedule an appointment to tour
the property. Remember
the maxim, "ya snooze ya lose". When you decide you
want to see a property, do not wait - call me. I can often schedule
the appointment and meet you at the property in a matter of
minutes.
