Reliable
& up-to-the-minute home search
The
property search below has helped many of my
Buyers find their new home. The search is tied
directly to the MLS (Multiple List Service) and has access
to all properties for sale by all
real estate firms in the region. The search shows only active
properties. (Note: Properties are removed
promptly as contracts are accepted and recorded. Many
services have information submitted to it periodically and are often weeks
behind the real world.) Finally,
the search allows you to set the specific search parameters such as price
range, location (state, county, postal code), style of home, number of
bedrooms, number of bathrooms and other amenities.
A very popular feature
of my service is that it displays the street address
of the properties when you view the detail information,
(unless it is blocked by the listing agent).
When
you click on the "Property Search" icon below, the search will
ask you to select three levels of search criteria:
- Select
(click on) the State you want
to search in.
- Select
the Area (County or City) within the selected State.
- Select
the Property Features:
- Residential,
Commercial, Rental, Lots & Land
- Zip
Code (hold the Ctrl Key to select multiple Zip Codes)
(The zip code list is sequenced by City/Town Name, not zip code
number.)
- Price
Range (State Minimum and Maximum Price)
- Select
the Number of Bedrooms
- Select
the Number of Bathrooms
- Select
Style, Type, Acreage, etc. as it fits your needs

Searching for properties can
be interesting, informative, fun and probably a dozen other things but
chances are, it can only help you find your
next home if you are ready to buy. In today's
real estate market, buyers heavily outnumber the properties available
so properties tend to disappear quickly. (A 2004 sampling
shows that of 1357 Northeast Baltimore County properties sold, 506 received,
accepted and recorded a contract within one week or less, 175 within 3
days or less.) The better properties go fast. Prospective
buyers must be financially prepared to act when
they find the property that they want to pursue.

What
is financially prepared?
Financially
prepared is a multi-leveled requirement.
Consider the following:
- You
must be pre-qualified or pre-approved for appropriate
financing before you can schedule an appointment to see a property.
- When
you view a property and want to extend an offer to purchase it,
you need to have the following items standing by and ready if you
want to strike quickly. Your offer must contain:
- A
letter of pre-approval from your lending
institution indicating that your credit reports have been reviewed
and that based on all the information available, you are approved
for the financing defined within the Contract of
Sale.
- An
earnest money deposit, generally about
1% of the property sales price.
- A
means to pay the closing costs at settlement. Normally this
comes from money you have saved. However there are programs
and others sources funds that may be able to provide financial
assistance. If you feel you need closing cost help, the assistance
must be planned and in place prior to tendering an offer to
purchase.
Pre-qualification
is a process I can perform. It is a review of your current financial
situation based on information you supply (credit history, credit worthiness,
all assets/income, all debts/expenses) to determine how much you can
afford to pay/borrow for a home.
The
pre-qualification process may show that the buyer(s) are not currently
qualified to purchase a home. While it is not the result we hoped
for, it does provide information and allows me to develop a plan that
can get you pre-qualified in the near future (often within 6 months).
Pre-approval
is a process performed by a lending institution. It is a review
of your current financial situation based on documentation you supply
(credit history, credit worthiness, all assets/income, all debts/expenses,
tax forms. bank statements, etc.) and verified by credit reports from
the three major credit agencies. There is usually a nominal charge to
reimburse the financial institution for the cost of the credit reports.
The
pre-approval process may show problems with one or more of the credit
reports. It is not unusual to find negative items that the buyer(s)
were not even aware of. Again, knowledge is power: now that we know
what is being reported, we can take action to correct, repair or resolve
the reporting, (often within a few weeks).
(I
have had buyers win a property the same day the property was listed.
This is a credit to the buyers' preparedness. We presented a winning
offer just as the seller was preparing to leave town on a business trip.
The listing agent faxed the offer directly to the seller's home and
the deal was ratified. Other offers and interested buyers flooded in
after that but my buyers, because they were prepared,
had already won the deal.)
