How You Can Contract Mark Swiss -- Have It Your Way.

YOUR BEST INTEREST IS MY TOP PRIORITY

Business built on:
Integrity and Dedicated Service

I am a full-service/full-time REALTOR®.

The word "full" is good and it describes my commitment to my clients and the quality of service I provide. I also know the term "not-full" (as in price), as well as the word "discount". My track record shows that my fees tend to be below the fees charged by many other agents in the area. I can also be downright "cheap" because my brokerage (Century 21 Horizon Realty, Inc.) offers programs and flexibility that blow-the-socks-off those agencies that advertise those super-small-teaser-rate commissions.

We all shop price until it becomes apparent that
the low price is diminishing the value
we receive.

I became a REALTOR® after a successful career as a detail oriented Business Systems Analyst. My business solutions have processed billions of transaction dollars and have received high praise from my clients and peers. I now use my successful project management skills, dedication to customer service and attention to detail to lead buyers and sellers to their real estate goals.

My Promise To You:
  • Quality service.
  • I will listen to (and/or help you determine) your needs (time frame, budget, net proceeds, etc.).
  • I will develop a program to meet your needs and your budget.
  • I will suggest marketing options and alternatives to project your property's full appeal.
  • I will help you evaluate all offers and explain the advantages and disadvantages of each.
  • I will communicate your rejection to unsatisfactory offers, negotiate with buyers/agents and/or prepare counter-offers.
  • I will use all of my skills and experience to promote and market your property, including:
    • Over 20 years of project management experience, (I can guide you through your transaction)
    • Over 25 years of problem solving (and problem avoidance) experience,
    • CIW (Certified Internet Webmaster) certification, (I personally create your property's web page),
    • Quality Assurance. (I verify all MLS (Multiple List Service)/internet postings and assure correctness.)
    • Experienced and trained photographer, (I personally take and assure the quality of all photos),
    • Expert with a variety of desktop publishing tools (I personally create property flyers, postcards, etc.),
    • Capable with a variety of photo editing software (I personally assure that all photos are shown in their best light and .)
  • I will NOT entice you with a low commission program before we meet, (the old foot-in-the-door teaser rate) then discourage that program for a more costly program when we do meet (known as the old bait & switch).
I am an active member of:
  • National Association of Realtors
  • Maryland Association of Realtors
  • Harford County Association of Realtors

Many people I meet feel that they recognize me but have difficulty remembering from where. Here are some likely possibilities. Go ahead; see if you can stay awake through this (but this is not required reading):

  • I have been an active resident of Baltimore County and City (with a two year stint in Harford County) my entire life.
    • I grew-up in Fells Point and Canton; Patterson Park was my front yard. As a teenager I was active in the Eastern Area CYO and twice President of the Holy Rosary CYO. I attended Patterson High School back in the "good ole' days", was in the first graduating class to go through the full three-years at the new school and was presented with the Principals Award for having earned the most service points in my graduation class. I was committed to providing service to others even back then, which I guess came naturally -- my Father was a fire fighter and my Mother a nurse.
    • After high school I joined the Air Force and served as an air police (security) supervisor at Dover AFB, Delaware and Phan Rang AB, South Viet Nam.
    • I returned home to marry my soul mate and raise two great young men. When our first son was born, we moved from a small two-bedroom apartment to a small rented town home in Joppatowne (Harford County). Yes, I gained experience as a renter. I still tell the story about being able to hear the person in the next unit shave in the morning -- and he was not using an electric razor.
    • When we were expecting our second son, my wise better-half suggested thinking about buying a home. We moved back toward family and have lived in the Rosedale/Fullerton area of Baltimore County for the last 32 years. So, yes, I do know the territory that I serve as a Realtor and I remember the joys and perils of purchasing a first home.
  • I am still active in recreational Youth Baseball throughout Baltimore County.
    • When my sons reached the age, my golf game gave way to Tee-Ball. That changed my life because I've now been in recreational youth baseball for more than 25 years. For twelve of those years I served as coach, manager, umpire, league chairperson, and program commissioner in the Rosedale Baseball program. I now umpire recreation baseball throughout the Baltimore metropolitan area with Central Maryland Umpires and conduct umpire-training workshops for volunteer recreational umpires. When I mention that, many people recall that is how they remember me AS THE GOOD UMP!! (Parent appreciate that I often instruct players on safety and proper techniques between innings.)
    • If you have an interest in baseball umpiring or officiating, I invite you to check out my baseball rules/umpiring web site at www.cmumpires.org
  • Spiritual Community Participation (Parish council, Youth Group Advisor & Lay Minister).
    • As a founding parishioner of the Church of the Annunciation, I contributed in helping the parish form and come into its own.
  • Board member, Community Newsletter Editor, Committee Leader for various programs for my neighborhood Improvement Association.
    • Over the years I've done just about everything from loading trash dumpsters (on our neighborhood bulk trash days) to representing Santa Claus. So you may have seen me around the neighborhood wearing any of many hats.

More than any other factor, the individual you select as your real estate agent will determine the success of your real estate transaction.

Whether we have met yet or not,
I look forward to helping you reach your real estate goal.
