As technology advances, I am now able to set up a search for my buyers that can zero in on details not available on public search sights. As every real estate contract states, "time is of the essence" and this specialized, automated search alerts my buyers to changes in the market so they can act promptly to a favorable situation. Better properties tend go fast regardless of market conditions.

In order to act promptly, prospective buyers must be financially prepared. I work with buyers to have them ready. At times there are credit issues that require an action plan but if the buyer is serious, we will work to get it done. By getting the buyers pre-approved for a loan (with a reputable lender) the buyer knows exactly how much they can afford to spend.

The most efficient method, preferred by most buyers, is:

  • Buyer(s) receive the e-mail listing of the property synopsis with a photo (if available),
  • If the buyer(s) have an interest based on the listing information, continue to the next step. If not, check your e-mail again later in the day.
  • Buyer(s) do a drive by the property to check the external features/conditions of the property from the street.
  • Buyer(s) drive through the neighborhood to check overall appearance/condition, proximity to shopping, schools, parks, transportation, etc.
  • If there is an interest to learn more about the property, contact me via direct phone and I will schedule an appointment to tour the property. Remember the maxim, "ya snooze ya lose". When you decide you want to see a property, do not wait - call me. I can often schedule the appointment and meet you at the property in a matter of minutes.
